Mayakoba vs. Kanai: What’s Actually the Difference?
They sit across the highway from each other, hold some of the most expensive rooms on this coast, and get compared constantly by people who aren’t sure what separates them. Here’s what actually does.

If you are shopping the top of this coast, you will end up looking at both. Someone recommends Rosewood, someone else says St. Regis, a third person mentions Etéreo, and it is not obvious from the websites that these are neighbors rather than alternatives in different parts of the region.
They are close enough that you could stay at one and have dinner at the other. What separates them is not distance. It is what each development is trying to be.
The short version
- Mayakoba: Established, lush, built around water. Lagoons, canals, boats, golf.
- Kanai: Newer, more architectural, built into preserved jungle and dune.
- Same for both: High-end service, serious prices, roughly 40 to 45 minutes from Cancún airport.
What each one actually is
Mayakoba
A large private development built around a network of man-made freshwater lagoons and canals cut through mangrove. Several hotel brands share the grounds, along with a championship golf course. It has been operating long enough that the landscaping has fully matured, which is a real part of the experience: the canals feel like they belong there.
Properties on the grounds include Rosewood Mayakoba, Banyan Tree Mayakoba, Fairmont Mayakoba, and Andaz Mayakoba. They share the setting but run very differently from one another, which is worth saying because "staying at Mayakoba" is not one experience.
Kanai
A newer development directly across the highway, built with more of the surrounding jungle and dune left intact. The architecture is the headline here: contemporary, low, and designed to sit inside the landscape rather than reshape it. It holds The Edition, the St. Regis, and Etéreo.
Because it is newer, it feels different in ways both good and less good. The design language is current in a way Mayakoba's is not trying to be. The planting is younger.
